Part 1 — Terms of use & copyright

All rights reserved

Everything on this site — including text, case studies, articles, dashboards, reports, data models, datasets I’ve prepared, code, screenshots, graphics, photos, and design — is © 2026 Samuel Everett unless otherwise noted. All rights are reserved.

What you may do

  • View the site and its content for your own personal, non-commercial reference.
  • Share links to any page.
  • Quote a brief excerpt (a sentence or two) with clear credit to Samuel Everett and a link back to the original page.

What you may not do without my written permission

  • Copy, republish, or redistribute content from this site, in whole or in substantial part.
  • Modify, adapt, or build derivative works from my projects, dashboards, code, or written work, or present them as your own (including in a portfolio, job application, or client deliverable).
  • Use any content for commercial purposes.
  • Scrape, bulk-download, or harvest the site, or use its content to train or fine-tune machine-learning or AI models.
  • Share members-only content (walkthroughs, code, downloadable datasets, or contact links) outside the community.

To request permission, use the contact form and describe how you’d like to use the material.

Code repositories and third-party data

Code in my public repositories is governed by the license file in that repository. If a repository has no license file, all rights are reserved. Public data sources referenced in my projects (such as Zillow, the U.S. Census Bureau, the Urban Institute, and OpenStreetMap) remain subject to their own terms; these terms cover my analysis, presentation, and code, not the underlying public data.

Community membership

Membership is free and is offered at my discretion. Members agree to keep members-only content within the community and to be respectful in groups and profiles. I may remove content or suspend or close any account that breaks these terms or is used for spam.

No warranty

Content on this site is provided for informational and portfolio purposes, as is, without warranties of any kind. Analyses and dashboards are examples of my work and are not financial, real estate, legal, or professional advice.

Part 2 — Privacy policy

What I collect

  • Contact form: the name, email address, and message you submit. It is emailed to me and stored in the site’s admin so I can reply.
  • Community accounts: if you join, your username, email address, password (stored encrypted), and any profile details or posts you choose to add.
  • Visit statistics: aggregate information such as pages viewed, referring sites, and approximate country, used to understand how the site is used. I don’t use these statistics to identify individual visitors.
  • Security and spam protection: technical data such as IP address and browser details, processed to block spam, abuse, and attacks.

Services that process data for this site

  • WordPress.com / Automattic — hosting, backups, security, and visit statistics (Jetpack Stats).
  • Akismet (Automattic) — screens contact form submissions and sign-ups for spam.
  • Gravatar (Automattic) — may display a profile image linked to your email address if you have one.

These providers handle data under their own privacy policies, including Automattic’s privacy policy.

How I use it

Only to reply to your message, run the community, keep the site secure, and improve the site. I don’t sell, rent, or trade your information, and I don’t add you to a mailing list unless you ask.

Cookies

The site uses cookies that are needed for logging in and for security. Statistics and spam-protection services may also set or read cookies or similar technologies.

How long I keep it

Contact messages are kept as long as needed to handle the conversation. Account information is kept until you ask me to delete your account. Backups may keep copies for a limited period afterward.

Your choices

You can ask to see, correct, export, or delete the personal information I hold about you by sending a request through the contact form. Members can also edit their own profile at any time.

Children

This site is not directed to children under 13, and community membership is not available to them.

Changes

I may update this page. The date at the top shows when it last changed.
